⚠️ IMPORTANT — RESORT WATERPARK & GYM
Please note the Encore Resort waterpark and gym are NOT included with this home. Resort fees are waived. Guests enjoy Finn's restaurant and bar, and the resort's basketball, volleyball, and soccer facilities.

🌡️ POOL & SPA HEATING (optional paid add-on)
The pool and spa aren't heated by default — heating is an optional add-on with an extra charge, so please request it before arrival. Once added, the pool reaches about 89°F and the spa about 100°F with the jets running. Since it's optional, the water won't already be warm on arrival unless you've added it. Please note the pool pump and heater run from 9 AM to 9 PM. Because this is an open-air pool in full sun, it warms nicely on sunny days — but in cooler months it can lose heat overnight faster than the heater recovers it, so during winter cold snaps it may feel cooler than expected even with heating on. That's a limitation of outdoor pool heating generally, not an equipment fault.

🔒 POOL SAFETY
Because guest safety around water matters so much to us, we've added extra protection. The pool has a child safety fence and a pool alarm. If children are with you, we strongly recommend keeping the fence secured whenever the pool isn't in use. These features support — but never replace — adult supervision.

🔥 BBQ GRILL (optional add-on)
A grill is available to rent for your stay (includes one propane tank) — please request it before arrival so we can invoice you. We ask that you clean the grill after use.

🧺 SELF-CATERING / STARTER SUPPLIES
This is a self-catering home. We provide starter amounts to get you going: dish soap, dishwasher capsules, a dish sponge, one roll of paper towel, a couple of trash bags, laundry detergent, one toilet paper roll per bathroom, and bathroom essentials (hand soap, body wash, shampoo & conditioner). These are starter amounts, not a full week's supply, so you'll likely want to stock up — there's a Publix 2.5 miles away and a Walmart 3.1 miles away for bigger grocery runs.

🗑️ TRASH (resort rules)
Trash is collected daily — please have it out by 9 AM and keep the bin lid closed. All trash must be bagged and tied in 13-gallon kitchen bags, no heavier than 30 lbs. No grocery bags, no loose trash, and no liquids. Please flatten cardboard boxes. Loose trash won't be collected.

🚗 PARKING
Parking includes 4 driveway spaces at the home, plus overflow and street parking — up to 5 vehicles total. Please don't block the sidewalk. No commercial vehicles, limousines, RVs, ATVs, boats, or trailers may be kept on the property.

🔇 RESORT QUIET HOURS
The resort's quiet hours are 10 PM–7 AM. Please be mindful of neighbors during these times.

🏊 RESORT AMENITY HOURS
Resort amenities — including Finn's restaurant and bar and the sports facilities — are operated by the resort, and their hours and availability are set by the resort, not by us. Schedules may vary by season and some amenities may operate on reduced hours or close temporarily without notice. We're unable to control or guarantee resort operating hours, but we're always happy to share the latest information we have.

❄️ AIR CONDITIONING
The A/C is set to Auto/Cool and locked so it can't go below 70°F — this protects the system, since lower settings can cause it to freeze and lead to costly damage. Please keep doors and windows closed while it's running. Opening the doors frequently, or leaving them open for several minutes, lets the Florida heat in and warms the home quickly — so keeping them shut helps everyone stay comfortable.

📹 SECURITY CAMERAS
For the security of guests and the property, there are exterior cameras only. There are no cameras inside the home and none overlooking the pool or any private outdoor living area.

🔍 INSPECTION
The home is inspected before check-in and after check-out. Please let us know right away if anything is damaged or not working. Any damage to the home or its contents is the guest's responsibility to repair or replace.

🧼 ADDITIONAL CLEANING
Your cleaning fee covers a normal turnover, and we simply ask that you leave the home in reasonable shape — dishes done, trash bagged, furniture where you found it. A few situations do require extra charges, since they take our team well beyond a standard clean: stains on towels, bedding, walls, or furniture; spills that need special treatment; trash left loose or outside the bins; or any mess that holds up the next guest's check-in. None of this is meant to be strict — it just keeps things fair for everyone who stays with us.
